The dawn of a new era in which buildings are grown
Hello Xylo
Imagine a workplace designed to adapt with your business – enhancing wellbeing and productivity, reducing operating costs and supporting your net zero ambitions.
Welcome to Xylo, the UK’s largest all-timber frame, net zero carbon office building.
Xylo provides 97,000 sq ft of flexible, light-filled workspace across nine floors, five of which benefit from private terraces with views across London.
The building is designed to support both performance and wellbeing, with amenities including a landscaped roof garden, double-height town hall and social hub, end-of-journey facilities and an on-site café.
Perfectly located in Clerkenwell, moments from Farringdon Station, Xylo offers exceptional connectivity across London and beyond via the Elizabeth Line.
An Arrival Experience, Reimagined

The beautiful timber vaulted lobby is 6.5m high and provides a striking arrival experience, complemented by beautifully crafted interiors using natural and sustainable materials throughout.
The lobby extends into the 2,660 sq ft Town Hall with bar, lounge and auditorium space.
Flexible Workspace, Built to Adapt

Xylo’s timber structure is inherently designed for change -allowing your workspace to evolve as your business grows and working patterns shift.
Constructed as a kit of parts, the building can be easily reconfigured. Open up floors to create double-height spaces or interconnecting stairs, with minimal disruption and without major structural works.
Generous floorplates with windows on all sides bring in exceptional levels of natural light, alongside panoramic views across London – creating a workspace that feels open, connected and energising.
Amenity designed around wellbeing and connection

A 3,800 sq ft rooftop garden and yoga deck on level nine offers a calm retreat with views across the City and over Gray’s Inn Gardens. Designed for both focus and downtime, the space features a bar, flexible seating, a sun canopy, space for yoga and abundant planting.
At ground level, a café and restaurant is gently curved and set back from the corner column of the building to give back the public realm and provide outside seating.
Primarily for occupiers, the space can also be used for private and corporate events.
